Floating Leasing Consultant - Echelon Property Group

Position Summary: Under the supervision of the Human Resource Director, the Leasing Consultant is responsible for leasing and pre-leasing apartments and implementing the assigned property’s marketing plan.

Essential Duties and Responsibilities include the following but are not limited to the job specifications contained herein. Additional duties or job functions that can be performed safely may be required as deemed necessary by supervisory personnel.

Meet and greet prospective residents and vendors in a professional and enthusiastic manner.

Qualify clients by determining his or her needs, eligibility, and desirability; Utilize telephone and leasing techniques designated by the Company, always conforming to Fair Housing regulations; properly record information regarding prospective resident visits on guest cards, enter into the Yardi system and follow up on all traffic.

Tour apartment community and vacant apartments with clients and have specific and current knowledge of apartment specifications, vacancies, notices, and rental rates.

Responsible for having a thorough understanding of features and benefits provided by the subject community as well as comparable communities in the area and able to convert this knowledge into a selling benefit for the subject community.

Become thoroughly familiar with each property’s amenities, floor plans, locations, rents, rental agreements and policies, and surrounding communities.

Responsible for having a thorough understanding of application criteria, lease paperwork, rent collection, and move-in/move-out procedures and be able to explain these items to existing and prospective residents.

Review applications prior to submitting to Community Manager for approval; Type all necessary lease paperwork and inspect apartment prior to move-in; Ensure lease file checklists are completed in full.

Responsible for having a thorough understanding of the efficient and effective use of Yardi software.

Collect and store all deposits, fees and rents according to Company policies and procedures.

Assist the Community Manager and Assistant Manager in implementing the marketing and leasing plan/campaigns for the subject community.

Ensure the model and target apartments are ready for show on a daily basis.

Maintain work areas and office in clean and orderly manner; inspect the models, vacant apartments, grounds and amenities on a regular basis and report any deficiencies to Community Manager.

Prepare, maintain and submit all administrative forms, files and reports in an accurate, organized, and punctual manner.

Respond to all resident requests and concerns in an efficient and courteous manner.

Maintain a positive attitude, professional appearance and courteous disposition at all times.

Promptly report unusual or extraordinary circumstances regarding residents, personnel or the property to the Community Manager and Operations Manager.

Fully understand and comply with Company policies and procedures.

Have reliable transportation.

Travel daily to any location scheduled.

Transportation/Travel: The work schedule will require reliable transportation. Current registration and Car Insurance is required. To perform the job successfully, travel is required as the daily schedule is not at a permanent location .

Qualifications and Experience:

  • High School diploma or GED equivalent required.

  • 1-2 years of apartment leasing or sales and/or customer service experience preferred.

  • Professional verbal and written communication skills.

  • Able to adhere to set and variable work schedule, including weekends and emergencies as required.

  • Able to professionally interact with customers, residents and guests, as needed.

  • Proficient with MS Office, specifically Excel and Outlook; YARDI experience preferred

  • Weekend work required.

  • Must pass a pre-employment background check and drug screen.
